It was a pleasure working with Lance Young. Helpful, cooperative, and a professional in the field, Lance was excellent at explaining the legal process and steps involved in selling my mother’s house, making every step of the way comprehensible. When my mother passed away, my brother and I looked into the process of selling the home through a large real estate company. My brother did the math, and with the ‘middle-men” involved in the process, along with various fees, an uncertainty entered the calculations. A lot depended on timing and availability---for many people working with a large real estate company works, but we found Mr. Lance’s approach less time consuming and friendlier. Moral of the story - for $6,800 dollars the family didn't have to deal with repair crews, upkeep and carrying the condo until it sold. Couple that with the fact that $6,800 divided by 4 means my wife only really left $1,700 'on the table'. A small price to pay in my opinion for the peace of mind and quick turnover that Lance provided.

My wife and her three siblings inherited a condo. We assessed it and consulted a local realtor about selling it. Then Lance entered the picture and came by to make an offer. The four children discussed it and voted on whether to sell 'as is' to Lance or try and fix it up and sell it through the realtor. They voted for Lance. The realtor was mad and said we left $50,000 on the table. Well let's look at the fifty thousand we 'left on the table'. Realtor's commission - $15,000 - so now it's only really $35,000 left on the table. Costs of repairs - $20,000 - so now it's only really $15,000 left on the table. Closing costs - $5,000 - so now it's only $10,000 left on the table.

Carrying costs of taxes, insurance and HOA's fees while the condo was being fixed and waiting for a buyer - $3,200. So really only $6,800 was 'left on the table'.

Moral of the story - for $6,800 dollars the family didn't have to deal with repair crews, upkeep and carrying the condo until it sold.
